Plans for Strata


​Strata is a development opportunity for 150,000 sq ft of of new-build grade-A office space, on an existing 2.26 acre site on the Lower Bristol Road. The site, known as Pinesgate, currently has two detached 1980s office blocks at either end with car parking in between. The proposed development received planning consent back in 2016 and the plans can be viewed on Bath & North Somerset Councils planning portal.

The site will be a perfect location for larger businesses looking for high quality, open plan floorplates of up to 25,000 sq ft in a fantastic location close to central Bath and benefitting from excellent road and rail transport linkages. The building will also benefit from basement and cycle parking.

In February 2018 it was confirmed that Europa Capital and Ediston Real Estate had sold the Pinesgate site to Watkins Jones Group for £26.5million.

International College Campus

The eastern end of the Pinesgate site will also offer a new start-of-the-art college campus which will provide student accommodation—up to 358 beds—and almost 4000sqm of teaching space. This element also has planning consent, and has been pre-let to Kaplan Bath on a new 21-year lease to create Kaplan International College.
